Accounting
This team's responsibility is to empower Duke's management group and give them the
information needed to grow the value of the company. Accounting also provides
financial information to various Business Units, support departments and outside
owners. Some of the areas within Accounting include: Treasury, Accounts Payable
and Accounts Receivable. In addition, Accounting works to forecast the growth
and direction of the company.

Asset Management and Customer Service
Asset Management and Customer Service representatives are responsible for:
- Providing excellent service to tenants and owners, to achieve the
goal of complete customer satisfaction.
- Ensuring that all properties are maintained in a manner consistent with the strategic plan developed for each property.

Construction
Duke Construction provides build-to-suit, general contracting, third-party, and
tenant-improvement construction services. Our experience with long-term building
ownership and maintenance positively influences construction specifications.
Duke's involvement in the design and development of build-to-suit, speculative
and multi-tenant buildings enables the company to obtain the maximum value for each project's
budget.
Vital to the success in Construction is Duke's Safety Department, which strives to provide a safe and healthy work environment for all Duke Realty Corporation associates, as well as its visitors, contractors and vendors. The Safety Department maintains a high level of awareness through continued education and monitoring and interpreting of all applicable state, federal and local safety legislation.
Additional and continued efforts include maintaining, researching, developing and implementing various safety programs, policies and procedures to adequately address and control our risks. The health and care of our associates are top priority. Sustaining zero accidents and injuries is a paramount goal of day-to-day operations.

Corporate Services
The Corporate Services team strives to provide a pleasant working environment that is safe, efficient and cost-effective for Duke associates in all markets. This is accomplished by establishing national account relationships with strategic vendors, by upgrading and standardizing equipment in all offices, and by initiating internal policies that will provide efficiency and consistency throughout all markets.

Development
Associates in Duke’s Development Group are responsible for completing due diligence activities to ensure that each project is developed to its full potential and for managing schedules and controlling site-related costs pertaining to land positions. Though each project is unique, the pre-construction items typically addressed by the Development Group include land acquisition, physical characteristics of the property, zoning, planning, engineering, and permitting.

Financial Analysis
The Duke Financial Analysis group provides underwriting and consulting services to each of the Business Units as investments are being evaluated. When a transaction exceeds corporate-defined thresholds, Financial Analysis prepares Deal Summary Memorandums (DSMs) that provide our Investment Committee with relevant economic information summarizing the structure of the transaction and identifying and analyzing the risks involved, including credit risk, market risk, and real estate risk.
They also prepare investment packages used to obtain external financing. This group also is responsible for maintaining credit analysis on our major tenants, and providing Business Units and senior management with quarterly market analysis for each of the platforms where Duke operates.

Fund Management
The Fund Management team manages the transactions essential to the purchase and sale of properties. In the area of acquisitions, team members assist with market evaluation, project underwriting, due diligence and the closing process. In the area of dispositions, Fund Management evaluates projects targeted by our Corporate Executive Committee, hires and manages third-party sales agents, and coordinates due diligence and the closing process.

Human Resources
The Human Resources Department provides user-friendly, professional and responsive service to the company's most important asset - its people.
This group assists the company in achieving its strategic goals through recruitment,
selection, development, reward, and retention programs. In doing so, HR ensures
that the company is staffed by well-trained and professional associates.

Internal Audit
The Internal Audit Department’s mission is to provide independent, objective assurance and consulting activities designed to add value and improve the effectiveness of Duke’s accounting and operating controls, risk management, and governance processes. Internal Audit reports directly to the Audit Committee of the Board of Directors.

Investor Relations
Investor Relations is responsible for maintaining and improving relations and communications between the company and its shareholders, potential shareholders, the investing public and other members of the financial community. This department also handles other duties, such as disseminating public information, overseeing the company's Direct Stock Purchase and Dividend Reinvestment Plans, peer group reporting, and preparing and organizing investor presentations.

Leasing
The Leasing Group strives to position Duke as the preeminent commercial real estate provider at the local, regional and national level, including cross-marketing of products to deliver maximum impact at the local level. Our leasing associates can accommodate any client's needs, regardless of size or location. This is accomplished by using a combination of strategies and tactics to market Duke's properties and services, with the ultimate goal of attracting and retaining satisfied tenants.

The Legal Department provides legal support in a manner that creates complete customer satisfaction for the production heads, business units, support groups and third-party owners to provide timely, competent, efficient and effective legal support for the company in conducting its business at the lowest possible cost.

It is the mission of the Duke Marketing Department to provide local Business Units and other internal customers with sound strategies, activities and tools for marketing Duke, its properties and its services. These solutions are designed to support our core business objectives, including maintaining our market dominance and leadership in mature markets and positioning, enhancing and furthering our competitive edge in emerging markets.

Procurement
As one of the largest real estate developers in the United States, Duke Realty Corporation requires a great deal of goods and services to meet its business needs. The Procurement Group is responsible for identifying high-quality, dependable vendors for the thousands of products and services that Duke purchases and for working with these vendors to obtain the best pricing possible and ensure delivery at the right place at the right time.

Risk Management
The Risk Management Department has the responsibility for preserving all of Duke’s assets, including human, physical and financial. Risk Management identifies, evaluates, and controls loss exposures faced by Duke and minimizes the adverse effects of unpredictable events. The department also is involved in increasing risk awareness throughout the company and administers all claims.

Tax
The Tax Department ensures that the Company is in compliance with all REIT rules and monitors new tax laws for their impact on acquisitions, property dispositions, joint ventures and other major Company transactions. Responsibilities of the Tax Department include preparation of all federal, state and local tax returns for approximately 110 Duke entities, encompassing partnerships, C corporations, and S corporations.
In addition, the Tax Department prepares and analyzes accrued tax liabilities on a monthly basis. The Tax Department tracks the ownership interests in these entities for hundreds of partners, assists in the conversion of partnership interests to company stock, and coordinates quarterly distributions of cash to these partners.

The focus of the Tenant Services Group is to generate additional revenue for the company through partnerships and initiatives that complement our traditional real estate products, and to distinguish Duke as a leader in the industry with respect to the delivery of innovative services designed to enhance the efficiency, productivity and profitability of our tenants.
