Duke Realty to develop 54,000-square-foot facility that will enable North Fulton Hospital to enhance outpatient care to suburban Atlanta counties
(Roswell, Ga. – Nov. 9, 2011) Commercial real estate developer Duke Realty and North Fulton Hospital broke ground today for an approximately 54,000-square foot, $12.8 million medical office building (MOB) at 4500 Hospital Blvd. in Roswell. The three-story outpatient facility, to be located on a 3-acre site across from the hospital’s main entrance, will be the first Class A MOB in the vicinity.
The building, which will be developed, financed, owned and managed by Duke Realty, will house North Fulton Hospital’s Pain Management Clinic and Imaging Center services, as well as other physicians and healthcare practices. The hospital is using the new facility as an opportunity to grow these services as they will be moving from smaller, older locations.

We also expect the new facility will serve as an excellent tool for recruiting talented physicians.”
Duke Realty executives said the new MOB will provide an updated, functional design layout compared to the hospital’s current Pain Management Clinic. “The new facility will include a better use of space and a well thought-out work flow that will allow the physicians and staff to be more efficient and better perform their jobs,” says Jason Hinkel, Senior Vice President, Southeast Region, Duke Realty. “This should streamline and improve interaction among staff members and enable them to enhance service to patients.”
Hospital officials said the Pain Management Clinic will be built to ambulatory surgery center standards, which are more stringent than regulations covering typical MOBs. This will include building larger recovery rooms and operating rooms to accommodate more medical equipment, as well as following stricter safety and building code standards for construction materials and internal systems.
The new facility will feature spa-like design elements in the registration area and women’s imaging/diagnostic center, a two-level atrium, high ceilings and canopy-covered drop-off/pick-up areas on the ground and first floors. The building will be connected on the ground and first floors to North Fulton’s adjacent parking deck and also will include 77 surface parking spaces.
North Fulton officials expect the new facility will receive Leadership in Energy and Environmental Design® (LEED) certification. LEED certification is an internationally recognized verification that a facility meets the green building, design, construction, operation and maintenance standards developed by the U.S. Green Building Council.
The MOB is expected to be completed and open for business in the fall of 2012. The architect is ASD of Atlanta and the general contractor is the Atlanta office of Brasfield & Gorrie.
