Duke Realty Begins Construction of New Warehouse in Tampa Submarket

337,447-square-foot building is first development in 1.1 million SF, master-planned business park.

(Tampa, Fla. – Feb. 8, 2016) The Central Florida office of Duke Realty Corporation (Duke Realty), a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk industrial facilities, announces that it has begun construction of its first warehouse in Tampa Regional Industrial Park. The building, which is the largest speculatively developed warehouse in Hillsborough County in eight years, is scheduled for completion in July 2017 and available for lease. Tampa Regional Industrial Park, also known by its acronym TRIP, is located on the east side of Hillsborough County at the northeast corner of Big Bend Road and U.S. 41, with direct access to I-75 and only 12 miles south of I-4.

“TRIP provides warehouse/distribution users a rare combination of large blocks of new, state-of-the-art industrial space in a location with superior highway access,” said Ed Mitchell, Senior Vice President of Duke Realty’s Florida operations. “Based on strong market demand for high-quality industrial space near a strong base of workers, we elected to begin construction of our first building in the park, Tampa Regional 13124, so that we are positioned to readily respond to clients with immediate space needs.

In addition to its great location, TRIP puts companies close to where their workers live,” added Tim Perry, Duke Realty’s Vice President of Leasing in Central Florida. “Hillsborough County is one of the fastest growing areas in Central Florida, boasting more than 700,000 workers. Plus TRIP is adjacent to two of the top five most populous zip codes for workers aged 25–54.”

One of the newest and largest industrial developments in Central Florida, TRIP encompasses 117 acres that can accommodate up to 1.1 million square feet in either two or three, modern 32′ clear, Class A warehouses. Located just south of Tampa, TRIP provides ready access to I-75 and I-4. In addition, TRIP is close to Tampa International Airport, the Ports of Tampa and Manatee and has CSX rail service available.

TRIP’s first building (Tampa Regional 13124) consists of 337,447 square feet, is an 800′ wide x 420′ deep, cross-dock warehouse with 50′ x 50′ column spacing with 60′ x 50′ speed bays. The building will incorporate 64 dock doors, with expansion capabilities up to 87, and four 12′ x 14′ doors with ramps to grade. Other features include 101 trailer storage positions, a 175′ foot truck court, T5HO fluorescent lighting, an ESFR sprinkler system, 4000-amp, 480/277 electrical service, and 264 automobile parking spaces.

Parties interested in leasing space in Tampa Regional 13124 and build-to-suit or preleasing opportunities at TRIP are invited to contact Tim Perry with Duke Realty at 407.241.0030 or Rick Narkiewicz at 813.830.7884 or Bobby Sampson at 813.830.7539 with Newmark Grubb Knight Frank, who are serving as broker representatives for TRIP.
