(Dallas, Tex. – July 31, 2015) The Dallas office of Duke Realty Corporation (Duke Realty), a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk industrial facilities, is developing a 589,362-square-foot, build-to-suit bulk industrial building for Shippers Warehouse, Inc. (Shippers), one of the largest third-party logistics providers in Texas. Shippers’ new facility is being constructed on a 32-acre, rail-served site in Prime Pointe, a 3,000-acre industrial park at I-45 and East Wintergreen Road surrounding the Union Pacific (UP) Dallas Intermodal Terminal in South Dallas. The groundbreaking for the facility is planned for Friday, July 31, 2015 at 10:00 a.m. at the site on West Wintergreen Road.
“We are pleased to have been selected by Shippers Warehouse as the developer and owner for its new, rail-served distribution center in South Dallas,” said Jeff Thornton, Senior Vice President of Duke Realty’s Texas Region. “We’ve had the pleasure of knowing Ken Johnson, President of Shippers, and Graham Swank, their COO, through the warehouse management services they provide to two of our large tenants in other Duke Realty buildings. We also have enjoyed a mutually beneficial relationship with Mike Rader, President of Prime Rail Interests, over the past several years having completed several land purchases for the development of other Duke Realty buildings in South Dallas. This transaction gave our companies the opportunity to work together again and come up with a solution that meets Shippers’ need and time frame for a high-quality, modern facility with direct rail access in one of the Dallas metro area’s most dynamic industrial hubs.”
“Duke Realty became our first choice as the developer of our new facility because of the expertise they have in developing bulk warehouses and the ongoing care and concern they have for their tenants,” said Mr. Johnson. “Plus Duke Realty had already done due diligence on a parcel near UP’s Dallas Intermodal Terminal and they were able to quickly move to put this site in production to meet our occupancy date. This new facility will allow us to consolidate warehouse operations from two locations in Dallas and Garland under one roof, plus provide us with flexibility for future expansion.”
“I’ve had the opportunity to work with Duke Realty on other land purchases and have always been impressed with their knowledge and the thorough approach they take in site selection,” said Mr. Rader. “They know the site on which Shippers’ warehouse will be built and the benefits it offers by having both rail and highway access right outside the front door. We are pleased to have Shippers as the first company to select a site in Prime Pointe for their operations.”
“We are very pleased that Duke Realty has chosen to undertake another project in Hutchins. Attracting quality distributors like Shippers Warehouse demonstrates to other industries that Hutchins is a good place to do business. By working closely with Shippers Warehouse over the last few months, I know that they will be good corporate citizens,” Hutchins Mayor Marion Vasquez said.
“Hutchins has four million square feet of new industrial projects currently under construction. All of Southern Dallas County is seeing the arrival of new development because we have the best logistics, a robust workforce and responsive local governments that embrace commercial development,” Hutchins City Manager Guy Brown said.
Prime Pointe is a 3,000-acre, master-planned industrial park in Hutchins and the Dallas County Inland Port that offers rail access as well as superior highway connectivity via a four-way interchange at Wintergreen Road and I-45. Shippers’ build-to-suit distribution center will be located on the north side of West Wintergreen Road and have two points of access. The cross-docked building’s features include 32′ clear heights, a 7,000-square-foot office, and 56′ x 54′ typical column spacing. Spacing will increase to 60′ x 54′ at the dock bays. Ninety-four (94) 9′ x 10′ dock doors with levelers, bumpers, seals, lights and restraints and five (5) direct-served rail doors on the north side will be incorporated into the building. Spaces for 128 cars and 183 trailer spaces will be on-site, as well as 185′ truck courts. To provide Shippers with direct rail service, UP will serve the building off a spur from the UP main line that runs through the Dallas Intermodal Terminal.
Al Leon and Larry Leon with Logistics Realty represented Shippers Warehouse in the transaction while Duke Realty was represented by Matt Hyman, its Leasing Representative.
