Duke Realty Developing New 201,027 SF Industrial Building in Lynwood

Speculative development will provide a state-of-the-art logistics facility in the highly sought-after South Bay submarket.

(Irvine, Calif. – Aug. 8, 2016) The Southern California office of Duke Realty, a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk industrial facilities, has announced that it will build a new 201,027-square-foot warehouse at 11600 Alameda Street, adjacent to its existing 323,374-square-foot building in Lynwood, Calif., in the South Bay submarket. The site fronts the 105 Freeway and is located three miles from both the 710 and 110 Freeways, providing direct access to LAX and the Ports of Los Angeles and Long Beach, which are approximately 12 miles to the south.

“Available space in the South Bay submarket is extremely limited, with few new buildings being developed due to land constraints,” said Chris Burns, Senior Vice President of Duke Realty’s California operations. “We were fortunate enough to acquire this 8.67-acre site last year and are ready to start construction. With the delivery of this building, we will be able to offer potential customers a move-in ready, state-of-the-art logistics facility with excellent freeway access and proximity to LAX and the Ports. Our adjacent building also provides us with the opportunity to offer a campus layout to companies with greater space needs.”

Construction of 11600 Alameda Street will begin this month with completion scheduled in early March 2017. The building will feature 32′ clear height, 54′ x 50′ bay spacing, 34 dock doors, a 180’ concrete yard with the ability to store an additional 39 trailers, and LED light fixtures. The building also is being designed and built for LEED® certification.

Duke Realty entered the Southern California market in 2011 and has steadily grown its portfolio to more than 4.3 million square feet through acquisitions and development. Currently, the company’s market portfolio is 100 percent leased with three projects under construction including a 1.2 million-square-foot, build-to-suit transaction in Perris, Calif. and a 400,935-square-foot, cross-docked speculative project in Moreno Valley, Calif.
