Packaging distributor will move to Westland II, raising occupancy in Duke Realty’s new industrial building to 73%
(Houston, Tex. – April 20, 2011) Duke Realty Corporation (Duke Realty) has announced that Berlin Packaging LLC (Berlin Packaging) has leased 80,200 square feet in Westland II, a new warehouse/distribution building Duke Realty is developing in northwest Houston. Berlin Packaging, North America’s premier Hybrid Packaging Supplier of plastic, glass, and metal containers and closures, will expand and relocate its existing Houston operations into Westland II in June 2011. With Berlin’s lease, Westland II, a 300,000-square foot, cross-dock industrial building, will be more than 73 percent leased.
“Berlin Packaging knew specifically what they wanted in their new Houston warehouse/distribution center, and Duke Realty was able to meet all of their needs in Westland II,” said David Hudson, Senior Vice President, Houston operations.”This new facility provides the space they need in an easily accessible and visible location and incorporates state-of-the-art features that will enable them to maximize their storage capabilities.”

Relocating to a larger facility such as Westland II will allow us to maintain the highest level of inventory management services for the Houston market.”
Westland II will be the second Duke Realty building in Westland Business Park, located just south of Highway 290 at the West Road/Eldridge Parkway exit, approximately two miles west of the Sam Houston Tollway. Duke Realty began development of the speculative building in October 2010 when another of its customers outgrew their space in Westland I. The new 400′ deep x 750′ long building will have a clear height of 28′ and include 80 overhead doors, four drive-in doors and an ESFR sprinkler system. Delivery of Westland II is anticipated in May 2011.
