Duke Realty Reports Chicago Industrial Portfolio Activity

Transactions include renewals, relocations and sales

(Rosemont, Ill. – July 27, 2011) Duke Realty Corporation’s (Duke Realty) Chicago office announces that it closed several transactions involving its industrial properties in May and June. During the two months, more than 1.4 million square feet in leases were signed in five buildings and another building was sold.

Integrated Airline Services, an air cargo company, has signed a new, full-building lease for 88,060 square feet at O’Hare Distribution Center. Delivered in 2007, O’Hare Distribution Center is immediately adjacent to O’Hare International Airport and was intended for use by air cargo handlers and freight forwarders. This front-load building, which is accessible via Taft and Irving Park Roads, features 30′ clear heights, 25 dock doors with 30,000 lb. levelers, and 53′ x 57’5″ bays throughout the building and at the dock doors. Integrated Airline Services was represented by Tom Rodeno and Matthew Stauber of Colliers International. Tom Rodeno, Jonathan Kohn, and David Bercu of Colliers International represented Duke Realty.

In Bolingbrook, Midwest Warehouse and Distribution Systems, a third-party logistics provider, has signed a new lease at Duke Realty’s 555 Joliet Road facility. Midwest Warehouse and Distribution Systems will occupy 100 percent of 555 Joliet Road, a 404,052-square foot facility that fronts I-55 and offers immediate highway access. Brad Borkowski and Tim Thompson of HSA Commercial Real Estate represented Midwest Warehouse.

Other recent transactions include Follett Higher Education Group’s full-building lease of Butterfield 550, a 551,200-square facility in Aurora, and the renewal and expansions of Exel Inc. at Park 55 Building 1 in Romeoville and Surface Guard, Inc. at 615 N. Enterprise in Aurora. Exel Inc. has expanded its operations from 120,034 square feet to 241,000 square feet, and Surface Guard expanded its operations to 149,000 from 108,000. Jeanne Rogers with Arthur J. Rogers & Co. represented Exel Inc. David Friedland of Newmark Knight Frank represented Surface Guard, Inc. while Sean Henrick and Mike Magliano of Cushman Wakefield represented Duke Realty in the Surface Guard transaction.

In another transaction, Duke Realty sold its 75,203-square foot industrial building at 4000 Sussex in Meridian Business Park in Aurora to Tuco, LLC. The buyer is relocating from Bolingbrook and will conduct its business operations from this building. Jerry Sullivan and Brendan Wright of Paine Wetzel represented the tenant and Elise Couston and Bill Kerrins of Paine Wetzel represented Duke Realty.
