Sustainable practices, materials incorporated in build out of office space in Duke Realty’s Landings II
(Cincinnati, Ohio – Feb. 23, 2011) Duke Realty Corporation (Duke Realty) announced that the interior finish it completed for Woolpert’s 18,986-square foot office in Landings II, a Class A office building in Blue Ash, obtained LEED (Leadership in Energy and Environmental Design) Gold Commercial Interior Certification (CI). Woolpert, a design firm providing engineering, architecture, water management and surveying services to clients in the public and private sectors, requested that sustainable practices and materials be incorporated in the build out of their space as part of their lease agreement.
Duke Realty took a number of steps as it built out and finished the interior space for Woolpert, including:
aggressive energy management systems, including the use of high-efficiency heating, ventilation, and air-conditioning systems;
floor covering, ceiling tiles, drywall, and cabinetry comprised either in whole or in part of recycled materials;
environmentally friendly LOV paints, adhesives, and sealants;
light harvesting through the installation of sensors that monitor natural light and reduce electrical use when possible;
metered power usage to verify cost savings;
water-efficient plumbing fixtures; and
recycling of construction waste to eliminate disposal in landfills.
“We were pleased that Woolpert selected a Duke Realty building for their Cincinnati operations, and were happy to structure our build out of the space to meet Woolpert’s and Duke Realty’s goals for sustainability,” said Jon Burger, Senior Vice President of Duke Realty’s Cincinnati operations. “Our team of in-house LEED Accredited Professionals (AP), who are experienced in managing the LEED certification process, provided Woolpert the assurance that Duke Realty could deliver a LEED certified space.”
“Woolpert has a long-standing relationship with Duke Realty, and our experience in working with them on everything from lease negotiations to construction to property management has been extremely positive,” said Mike Flannery, President and CEO of Woolpert. “Plus In our Indianapolis office, Duke Realty delivered a LEED Silver interior, surpassing our original request. Their successful track record, coupled with the Landing II’s central location, accessibility and nearby amenities, made Duke Realty the natural selection for our operations.”
According the U.S. Green Buildings Council (USGBC) the overseeing body for LEED certification, LEED for Commercial Interiors is the green benchmark for the tenant improvement market. It is the recognized system for certifying highperformance green interiors that are healthy, productive places to work; are less costly to operate and maintain; and have a reduced environmental footprint.
Landings II, located at 9987 Carver Road in Blue Ash, is a five-story, 175,076-square foot building.
