Duke Realty’s S. Florida Office Begins Construction of Two Industrial Buildings

(Weston, Fla. ‒ Oct. 29, 2015) The South Florida office of Duke Realty Corporation (Duke Realty), a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk warehouses, has announced that it will build two new industrial buildings in Turnpike Crossing, its industrial park located and fronting on the east side of Florida’s Turnpike at Jog Road in West Palm Beach, Florida. The 102,850-square-foot and 122,400-square-foot buildings, which are being built on a speculative basis, are located adjacent to one another in the northeast corner of the development and are slated for delivery in March 2016.

“Demand for distribution space in South Florida remains strong, especially in Palm Beach County, but the availability of well-located, modern facilities with large blocks of space is limited,” said Ed Mitchell, Senior Vice President of Duke Realty’s Florida Region. “With the delivery of these two buildings, Duke Realty will bring to market 225,250 square feet of new, Class A warehouse space in a highly-accessible and visible location that tenants can move in to right away.”

One of the newest and largest industrial developments in South Florida, Turnpike Crossing encompasses 67.2 acres that can accommodate 882,850 square feet in up to six, modern 32′ clear, Class A warehouses. Located in the west central portion of Palm Beach County, Turnpike Crossing provides direct access to Florida’s Turnpike via Jog Road, while two other roads in the Turnpike Crossing area provide northbound access to the Turnpike and I-95. In addition, Turnpike Crossing is close to South Florida ports and Palm Beach International Airport.

Buildings 1 and 2, the initial buildings Duke Realty is developing in Turnpike Crossing, total 122,400 and 102,850 square feet, respectively. Each building will have 32′ minimum clear height, 40′ x 50′ column spacing, and 50′ x 50′ dock bays. Building 1 will include 41 dock doors and Building 2 will include 34 dock doors. The two buildings will share a 180′ truck court, with 212 parking spaces for Building 1 and 164 parking spaces for Building 2. Both buildings will have tilt-up concrete walls, 50 mil TPO mechanically attached roofs and ESFR sprinkler systems.
