New building opens at Eastside Medical Center

Duke Realty spearheaded development of the 40,162-square foot outpatient facility on the campus of the suburban Atlanta hospital, which is owned by HCA’s TriStar Health System

SNELLVILLE, Ga., June 3, 2011 – It has been a busy but productive spring at Eastside Medical Center in Snellville.

On April 1, HCA’s TriStar Health System announced that it had assumed full ownership of the former Emory Eastside Medical Center and renamed it Eastside Medical Center. Next, the first phase of a $12 million Emergency Department expansion was completed on April 18.

Now Duke Realty (NYSE: DRE) has opened the two-story, 40,162-square foot New Hampton Place medical office building (MOB) on the campus. The first physician-tenants in the new Class A MOB began seeing patients May 2. The Indianapolis-based commercial real estate firm developed, financed and owns the building, and is also responsible for leasing and property management. Duke Realty has a long-term land lease with the hospital for the site.

Located about 25 miles northeast of Atlanta, Eastside Medical Center also includes a 231-bed acute care hospital and two other MOBs. The campus was expanded to better satisfy existing demand while preparing for the anticipated growth of the local population, according to hospital executives.

“The New Hampton Place MOB and the expanded Emergency Department are both products of the hospital’s ongoing success since its founding in 1980,” says Dustin Greene, Chief Operating Officer of Eastside Medical Center. “Gwinnett County has continued to grow and more patients are choosing Eastside Medical Center. Eastside Medical Center is responding appropriately as we continue to meet the needs of our patients and their families.”

“The two other on-campus MOBs are at capacity, so there is clearly need for another on-campus MOB to serve current and future needs,” says Jason Hinkel, a Senior Vice President who leads Duke Realty’s healthcare development efforts in the Southeast Region. “This conveniently located medical office space is a much-needed new option for providers serving the suburban Atlanta market.”

New Hampton Place, which is situated directly adjacent to the hospital, can accommodate physician practices with up to nine providers, in spaces ranging from 1,500 square feet to 11,000 square feet. Initial tenants include Eastside Spine Center, Eastside Endocrine, Atlanta Neurosurgical Associates and HCA Physician Services – General Surgery.

Construction of the New Hampton Place MOB began in September 2010. Core and shell construction was completed in about eight months, thanks in part to the use of precast concrete panels. In addition to the MOB, the project included public road improvements, the addition of a surface parking lot, and landscaping.

New Hampton Place can also grow with the community. The MOB was designed to accommodate possible future vertical and horizontal expansions that could roughly triple its current size. The architect was Lyman Davidson Dooley Inc. and the civil engineer was McKimm & Creed LLC. The general contractor was RJ Griffin and Co., a member of the JE Dunn Construction Group.
